Subject: Ask Umrats - rent to buy
Someone on an ex-pat site just suggested this. For a short moment it
sounded like a good idea and then I saw drawbacks and thought it risky
and decided I probably didn't want the hassle. I wanted to sell and be
done with it.

What do umrats think?  It's apparently new in the UK.

Oh he explained it like this
when things are slow and the market falling a good way to sell and fix
the price from falling any further is sell to a tenant.
in this way you can solve many problems without an agent.
1. offer someone a home who cannot obtain a mortgage at the moment.
2. take a non refundale deposit for the option to purchase contract.
3 fix your asking price today.
4 save on agents fees.
5 recieve a monthly rental income to cover your own mortgage debt.
6 tennant/ buyer builds up equity in the property with his /monthly
rental payment which acts as the deposit when ready to obtain their
mortgage in the future.
a win win situtation for all involved ! all except the agents that is
....

It's far from unknown in Australia

The risk to the 'buyer' is that if the real owner defaults on a mortgage
the lender will repossess the property and he may lose everything.
